What we collect
- Enquiries and callbacks: your name, phone number, email address, and what you tell us about the property and finance you need.
- Introducers: your firm name, FCA firm reference number, network, website, contact details, role and the type of cases you expect to send.
- Cases you or an introducer send us: details of the borrower, the property, the loan, income or trading figures and supporting documents, collected through a secure route once a case goes ahead.
- Calls and emails: records of our conversations with you.
- Your choices on this site: whether you told us you're an introducer or a business, and your cookie preferences, stored in your own browser.
Our calculators run in your browser. The figures you type into them are not sent to us or stored.
Please don't send ID, bank statements, account details or health information through the website forms.
How we use it, and why we're allowed to
| What we do | Lawful basis |
| Reply to your enquiry or request a callback | Steps you ask us to take before a contract; our legitimate interest in responding |
| Arrange finance, package and submit a case to a lender | Performance of our contract with you or the introducing firm |
| Check introducers, prevent fraud and money laundering, keep regulatory records | Legal obligation |
| Pay introducers their share of fees | Contract with the introducing firm |
| Analytics cookies | Your consent, which you can withdraw at any time |
| Marketing emails | Your consent, or for introducers our legitimate interest; you can opt out at any time |
We don't make decisions about you by automated means. A member of our team prepares and checks every recommendation and application. Lenders may use their own automated systems when they assess an application; their privacy notices explain how.
Who we share it with
- The lender we place your case with, when a case goes ahead.
- The introducing broker, if a case reached us through one, so they can follow its progress.
- Solicitors, valuers and surveyors involved in the transaction.
- Credit reference agencies, for identity checks and credit assessments, which lenders may also carry out.
- Our service providers, such as our website host (Cloudflare), email and IT providers, who process data on our instructions.
- Regulators and authorities, including the Financial Conduct Authority and the Information Commissioner's Office, and law enforcement where the law requires it.
- A buyer or merger partner, if our business is sold or restructured.
Lenders may carry out credit reference and fraud prevention checks. We do not sell your personal information.
Transfers outside the UK
We do not expect your personal information to be transferred outside the United Kingdom. If that changes, we will make sure appropriate safeguards are in place, such as UK-approved contract terms, and update this notice.
How long we keep it
- Completed cases: six years from completion.
- Applications that are withdrawn, stall or are declined: two years from the latest application start, or six years from the date of submission or advice, depending on the outcome.
- Enquiries and referrals that don't become an application: two years from when we received them.
- Introducer records: for as long as the introducer agreement is in place, then six years. Confirm

Your rights

Keeping it safe
- Only the people working on your case, and the firms needed to arrange it, such as the lender and the solicitors, can see your information.
- We often use email to keep in touch and to receive documents. For sensitive documents, such as ID or bank statements, we can send you a secure upload link instead. Just ask.
- This website runs on Cloudflare, and information is encrypted between your device and the site.
- Enquiry forms on this website are sent straight to our inbox by email. The website itself doesn't keep a copy.
